Colorado Emergency Rental Assistance Program (ERAP)

Overview

The Colorado Division of Housing (DOH), under the Department of Local Affairs (DOLA), provides emergency rental assistance funding for Coloradans who have fallen behind on rent and are at risk of eviction or displacement. This is the primary state-level rental assistance program.

Eligibility Requirements

  • Household monthly income at or below 80% of Area Median Income (AMI)
  • Must have an active eviction document related to nonpayment of rent (e.g., Demand for Rent or FED filing)
  • Must be a Colorado resident
  • Must demonstrate financial hardship and risk of homelessness or eviction
  • U.S. citizenship is not required for all sub-programs (varies)

What's Covered

  • Past-due rent and utilities
  • Up to three months of future rent payments
  • Assistance awards cannot exceed 7 months of rent or $10,000, whichever is less

How to Apply

  • Online: Through the DOLA portal at doh.colorado.gov/emergency-rental-assistance
  • By phone: Call the CARE Center for help understanding options and checking eligibility
  • Application method: Daily Random Selection lottery (applications accepted during specific windows)

Daily Random Selection opens Monday, May 11, 2026 at 10:00 a.m. and closes Wednesday, May 13, 2026 at 5:00 p.m.
